Wet Crawlspace In Stockton Springs, ME Sealed With CleanSpace

FlexiSpan Seal Protects Stockton Springs, ME Basement from Leaking Water

They gave us the go ahead and we got to work! We got started by excavating the interior perimeter of the basement. This new trench was filled with our WaterGuard pipe system. These pipes will capture water as it tries to enter through the walls or floor, and guide it to the sump. The WaterGuard is covered over with loose rocks and cement to hide it beneath the floor without hindering functionality. We then installed a SuperSump sump pump in the sump to evacuated the water. The water exits through a PVC discharge line. These two systems working in tandem will maintain a dry basement for the church for many years in the future.
Carmel, ME Basment Kept Dry with FlexiSpan Installation
A homeowner that lived in Carmel, ME had recently noticed their basement was taking on water during rainfall. This was a problem because the water could damage items this homeowner had in their basement. The cause of the water leakages was a crack that had opened up along one of their concrete walls. Looking for a way to solve this problem, the homeowner searched online and soon found TC Hafford Basement Systems. They called us right away to have their free estimate done. Once they heard their options, they gave us the go-ahead to get the job done! When our installaton crew arrived at the property, they began work on the crack right away by brushing away any debris with a coarse brush. This would allow the seal to set more firmly to the wall. An initial layer of sealant was applied inside the crack, beginning the installation of a FlexiSpan seal. Next, a foam mat was placed over the sealant, along the length of the crack. Finally, this foam was covered over by a second layer of sealant. This completes the FlexiSpan seal covering the crack, which will now lock out any future leaks. The FlexiSpan, as the name suggests, is flexible enough to shift with small changes in the shape of the crack to maintain a water-tight seal on the crack. This new FlexiSpan seal will ensure this basement no longer takes on any rainwater leaks through this crack. Now this homeowner can use their basement for storage without fearing water damage.
TripleSafe Installation Keeps Carmel, ME Basement Water-Free
Without a proper pump in the floor of their basement, this homeowner living in Carmel, ME had been experiencing flooding. They would regularly need to manually remove water from their basement during the flooding to keep the water damage to a minimum. Looking to find a quick solution to their problem, the homeowner searched online and soon discovered us at TC Hafford Basement Systems. They called us right away to set up their free estimate and spoke with our sales representative soon after. Knowing we could solve their problem, the homeowner hired us to get the job done! When our installation crew arrived at the home, they got to work on the sump right away. To eliminate the build up of water on the basement floor, a TripleSafe sump system was installed in the existing sump. The TripleSafe system houses three pumps, each operating to keep the basement water-free. The first and secondary pumps both handle the bulk of the water, but the secondary pump will remain inactive unless the primary becomes overwhelmed or fails for any reason. The third pump is a battery-operated backup pump. This will ensure the basement is safe, even during storms that knock out the power. All of the collected water is forced up and out of the home through a PVC discharge line. Outside the home, our installation crew made two additions to the discharge line. The first of these additions was an IceGuard segment attached just beyond where the line left the home. This piece has special holes built into the sides of itself that allow for only trapped water to escape the line. This will protect the basement from ice or other debris blocking the line and causing a backup flood. Finally, a LawnScape discharge port was used to end the line. This piece covers the line with a grate, keeping out any solid debris that would otherwise cause blockages. Water flows from the end of the line here through the grate and drains into the ground harmlessly. With their newly installed sump pump, this homeowner can now experience a dry basement! The TripleSafe system will keep this basement dry for years down the road.

Within this sump, we installed a TripleSafe sump pump. The TripleSafe contains three pumps to keep the basement dry 24/7. A primary and secondary pump for the bulk of the water, then a battery-backup pump to operate when the power goes out. Finally, we installed a SaniDry XP dehumidifier. This will suck in the moist air surrounding it, dry it out, then push it out into the further reaches of the basement. This cycles more moist air back to the SaniDry, continuing until all of the moisture has been removed from the basement. These systems working together is a sure-fire way to maintain a dry, healthy basement. Never again will this homeowner need to deal with a flooded basement while living in this home.

Finally, SprayFoam was installed around the rim joist and where necessary. Drainage Matting is a durable plastic mat with large dimples that elevates the CleanSpace once installed and helps to channel water to the low spot where a sump can be installed if needed. CleanSpace is a durable, inorganic vapor barrier that is attached to the walls with SprayFoam and keeps moisture and small critters out of the crawl space. Keeping moisture out and encapsulating the area prevents humidity from causing issues for the homeowner, such as mold growth and wood rot. A Sump Liner was installed in the low spot; that way, a sump pump can be easily installed in the future if the homeowner needs it without having to disrupt the encapsulation system.
