A homeowner in China Village owned an exceptionally old home, with a dirt basement. This basement was never given a proper vapor barrier, and would regularly become damp, or gather pools of water. The homeowner wanted to have this put to an end, and sought help online. They soon found TC Hafford Basement Systems and gave us a call. We gave the homeowner a free estimate, and then we got to work! We began work on the basement by grading the floor, to level out the surface. We then installed a SuperSump sump pump to pump out any water gathering underneath the vapor barrier. Attached to the discharge line coming from the pump, we added an IceGuard piece on the exterior of the home. This piece is designed so that should the lower end of the pipe become blocked, the water can still escape. Next, we lined the wall/floor joint around the basement perimeter with a Drainage Matting. This matting is intended to hold the water back, allowing it time to drain back into the dirt. Finally, we encapsulated the entire space with a CleanSpace Liner. This lining is made of a thin plastic, and covers all of the walls, supports, and the floor of the basement. The CleanSpace will hold back any moisture trying to reach the center of the space, forcing it to either drain away into the soil, or gather within the sump to be pumped out. Now with a properly installed vapor barrier, this homeowner will no longer experience any issues with water gathering within their basement.

A homeowner in Friendship, ME needed to get her basement and crawlspace waterproofed before she could finish her basement. This would be a rather large undertaking. We started with the crawlspace, lining the inside perimeter with a Drainage Matting. This is then covered with a CleanSpace Liner. This liner covers the entire crawlspace, save for the ceiling. Locking out all moisture that might otherwise has leaked into the crawlspace. Next, we excavated the interior perimeter of the basement to allow for the installation of a WaterGuard system. This system collects water as it enters the basement through the walls or floor. Guiding it toward the sump location. This WaterGuard system is then covered over with a fresh layer of cement to hide it within the basement floor. We capped off the WaterGuard pipes with a SmartSump sump pump to remove the water from the basement. Following the PVC discharge pipe out of the basement, we attached an IceGuard on the outside of the home. This is a special piece of pipe on a discharge line that will allow the evacuated water to continue to flow should the lower portion of the pipe become blocked by ice or debris. Finally, we installed a SaniDry CX dehumidifier. This will guarantee the homeowner maintains a dry basement even if moisture makes it into the air.

With water regularly gathering in their basement, this Shawmut, ME homeowner needed waterproofing, fast! The water had been leaking into their basement up through the concrete foundation. They heard from a relative that TC Hafford Basement Systems could solve their moisture probloem and called us to set up their free estimate right away. Once our crew arrived at the home, they began the waterproofing of the basement by digging a shallow trench into the perimeter of the floor. Here, they laid down WaterGuard piping, surrounding the basement perimeter. These pipes were then buried using rocks and concrete. Within the floor, the WaterGuard will take in any leaking moisture through small slits in the bottom of the pipes. This collected water is guided directly to the SuperSump sump pump we also installed in the basement floor. This pump will force any water up and out of the home through a PVC discharge line.The discharge line will carry the water away from the home before the water exits onto the lawn through a LawnScape pipe cap. This piece allows for the water to exit while preventing debris from entering the end of the line. Just beyond where the line exits the home, we attached an IceGuard pipe segment. This will protect the basement against ice blocking the lower end of the line. The blocked water will exit through holes in the the IceGuard before reaching back into the basement. These new additions will keep any water on the outside of this Shawmut, ME basement. This homeowner can now utilize the space without needing to worry about water damage.

We began by filling the crack with an initial layer of sealant. This first layer won’t be enough to completely seal the crack, but it is the first of three layers to form FlexiSpan. Next, we laid a foam matting over the top of the sealant. This foam adds flexibility to the overall structure of the FlexiSpan, giving it its name. We then covered the foam with a second layer of sealant. This final layer will lock out moisture trying to enter through the crack, and finish the FlexiSpan. The FlexiSpan will adhere to the crack, no matter the situation. Even if the wall shifts in any way, the FlexiSpan will shift along with it. Maintaining a dry basement floor for years to come!

After hearing what we could do for them, they hired us to get the job done right! Once our installation crew arrived at the home, they began work on the basement floor right away. A shallow trench was excavated into the perimeter of the concrete. Next, WaterGuard piping was installed within this trench and buried beneath a fresh layer of concrete. Concealed within the floor, the WaterGuard pipes will pull in any leaking moisture through slits along the pipes. The trapped water inside is then guided through the floor to the sump for removal from the home before it can reach the surface. Within the sump in this basement, a TripleSafe device was installed. The TripleSafe contains three pumps within itself. The first and second pumps will pump out the majority of the water, with the secondary pump acting like a backup for when the primary cannot handle the load. Third, a battery backup pump activates only when the home is without power, keeping the basement dry even in especially heavy storms. The water enering the TripleSafe is forced up and out of the home through a PVC discharge line. This line carries the water out and away from the home before it is deposited onto the lawn to drain away into the ground. An IceGuard pipe segment was attached to this discharge line just beyond where it exits the home. The IceGuard will protect against blockages lower in the line, such as ice, that may cause a backup into the basement. A special hole in the side of the IceGuard will allow only trapped water to escape the line. Finally, a LawnScape discharge port was attached to the end of the line. This piece blends exposed end of the line into the lawn with a grated end that allows the water to flow out while preventing debris from entering the pipe. With these improvements to their basement, this homeowner can now utilize their basement without any fear of water damage. The WaterGuard & TripleSafe will ensure this basement remains dry for years to come!
