Before TC Hafford Basement Systems stepped in, the crawl space of this Kennebunk, ME home was a nightmare. The homeowner dealt with persistent humidity, musty odors, and occasional flooding. These issues made the space unusable, and the excess moisture threatened to cause long-term damage to the structure. The homeowner knew it was time to take action and contacted us for an inspection.
After evaluating the situation, our team installed CleanSpace vapor barrier and drainage matting to prevent water from seeping into the space. We also installed a SmartSump sump pump system, which not only efficiently removed water but also came with a backup UltraSump to ensure the pump continues even during power outages. IceGuard was attached to the exterior discharge line to safeguard against freezing conditions.
Now, the space is completely dry, odor-free, and the homeowner has peace of mind knowing their crawl space is fully protected from moisture year-round.
Growing tired of having to squeegee water out of their basement, this Kennebunk, ME, homeowner called TC Hafford Basement Systems for help. System Design Specialist John Wright worked with the homeowner to design a system specific to this basement that would protect the health of the home and prevent the homeowner from having to mop water off the floors.
WaterGuard was installed around the perimeter of the basement with TrenchDrain at high-traffic areas. TrenchDrain allows all water to be channeled into the system, where it flows to a TripleSafe Sump Pump. The TripleSafe Sump Pump is connected to an exterior Buried Discharge Line with an IceGuard to prevent ice from building up during cold months, ensuring the system works year-round without issue.
The homeowner can now hang the squeegee up and use their basement for storage.
This Kennebunk, ME home was recently purchased, and the homeowner wanted to renovate the home and knew they needed to start in the crawl space. The crawl space had issues with water and moisture making its way in. This can lead to wood rot, mold, and eventually destroying anything that is stored in the area. The homeowner contacted TC Hafford Basement Systems and worked with System Design Specialist Ron Bedard to design an encapsulation system that would keep their basement dry.
The first step of encapsulating the crawl space was removing the old insulation and installing CleanSpace with Drainage Matting. Drainage Matting is laid down first to create a barrier between the ground and CleanSpace, keeping it clean and channeling water to the new sump with its dimpled design. CleanSpace is a durable, bright white vapor barrier made of inorganic materials that seals up the area and keeps moisture and critters out of the crawl space. A SuperSump was installed to collect groundwater and pumps out of the crawl space and away from the home through a new Exterior Buried Discharge line. To prevent ice buildup and keep the system running year-round, IceGuard was installed on the discharge line. The homeowner wanted their home to be more comfortable and energy efficient, so SprayFoam insulation was installed along the rim joists and wall surfaces. Finally, a SaniDry Sedona was installed to keep the humidity at a safe level all of the time. Now the homeowner is able to move on with their renovation project knowing that their crawl space is protected and their home is more energy efficient.

After holding off on the repairs and dealing with more years of water headaches, they decided to schedule the installation with System Design Specialist Peter F. We installed WaterGuard around the perimeter of the basement and connected it to a new TripleSafe Sump Pump. WaterGuard captures and channels water to the TripleSafe, which features two Zoeller sumps and a battery-powered backup in the event of power loss. The TripleSafe drains water out of the basement and through an Exterior Buried Discharge line that is protected against ice buildup with IceGuard.
Kennebunk, ME homeowners reached out to TC Hafford Basement Systems for help with their leaking bulk head and wet crawl space. We first installed new bulk head doors to prevent future leaks in that space. To protect the crawl space, we encapsulated the area with CleanSpace and drainage matting. CleanSpace is an inorganic vapor barrier that keeps moisture out and prevents mold growth. We also added a SaniDry Sedona high efficiency air system. The SaniDry not only controls humidity in the space, it also filters out dust and mold spores. The air in your crawl space is the air you breathe in your home above, so the SaniDry keeps everything healthy. Lastly, there was an area where the floors above were sagging so we installed two SmartJacks, a galvanized steel post system providing immediate lift and support to the failing area.
