Have you ever walked into a room of your home and felt the floor bounce? What about cracks in the walls? Along with cracked tiles and uneven spaces under baseboards, these are all signs that your home’s floor is sagging and that structural issues are developing. This Saco, Maine homeowner noticed these issues and wanted to take care of the problem as soon as possible. System Design Specialist Brian Donnelly worked with the homeowner to rectify the issue and protect their home from any further damage. They worked together to create a solution that would fix the sagging issues and protect the crawl space from outside elements.
To address the sagging floors, SmartJacks were installed with a Steel Supplemental Beam. SmartJacks replaced the current supports, as seen in the photos. The homeowner opted to encapsulate the crawl space with CleanSpace and Spray Foam. With the system installed, outside elements are kept out, and the crawl space can be used for storage without the fear of moisture causing any damage. Groundwater will be removed by the installed SmartSump and taken out of the crawl space through a buried discharge line. To round out the system, the homeowner also decided to purchase a SaniDry Sedona Dehumidifier to keep humidity at a safe level, meaning they will have peace of mind moving forward, knowing that their crawl space is protected and the structural integrity of their home is intact.
This Saco, ME, homeowner developed an issue in their basement in the last six months where water would come in and begin to ruin their finished walls. Eager to finish their basement and turn it into a usable area, they knew that they had to wait until puddles weren’t forming on their floor when it rained. The homeowner went online and booked a free estimate with TC Hafford Basement Systems. System Design Specialist Ron Bedard met with the homeowner and worked with them to design a waterproofing system that would allow the homeowner to turn their wet basement into the space of their dreams.
To begin the waterproofing process, WaterGuard was installed around the perimeter of the basement to catch and channel water to the new TripleSafe Sump Pump. The TripleSafe Sump Pump houses two Zoeller sumps and an additional battery backup in case of a power failure during a storm, keeping the basement protected. In high-traffic areas such as doorways, TrenchDrain was installed and connected to the WaterGuard. A SaniDry Sedona Dehumidifier was installed to keep the humidity in the basement at a safe level, and because the SaniDry drains directly to the TripleSafe, the homeowner never has to worry about emptying a bucket. To finish the waterproofing system, the TripleSafe was connected to a brand new External Buried Discharge line. The Discharge line takes the water far from the home, and with the installed IceGuard, ice buildup won't be a problem, and the system will function all year long. The homeowner is happy that they can finally finish their basement without the risk of their hard work and money going to waste.
The homeowners were experiencing some water in their basement through the walls and the old window. They wanted to solve the problem, prevent future issues, and eliminate moisture and humidity. After contacting TC Hafford Basement Systems, a team of specialists were able to successfully solve all of these issues. A System Design Specialist determined that the space was in need of a CleanSpace encapsulation system with Drainage Matting. They Installed a new SaniDry XP Basement Air System to keep the humidity low, and a new window to help with leaks.
After experiencing dampness in their basement for some time, this Harrison, ME homeowner hired us at TC Hafford Basement Systems to solve their wet basement problem. To protect this space from moisture in the future, the existing slab was excavated from the basement to make room for a completely waterproof slab installation. With a freshly poured slab, our crew installed a Drainage Matting beneath the surface, along with a CleanSpace liner to wrap the walls of the basement. A SuperSump pump was also installed in the new floor, providing a means for any gathering moisture to be pumped out and away from the home. Now water leaking in through the walls or up from below the floor will be blocked by the new vapor barrier and redirected back out of the home through either the ground or the sump.
These basement upgrades will enable this homeowner to make use of their basement once again without the fear of water damage. The new vapor barrier will ensure their basement remains dry in the future!

Where needed, the carpet was pulled back so WaterGuard could be installed. Once the concrete is finished drying, the carpet can be reinstalled. WaterGuard captures and channels water to the new TripleSafe Sump Pump. The Triplesafe features two Zoeller sumps and an additional battery backup powered sump in case of a power outage. CleanSpace Wall System was installed, which is a durable vapor barrier and was connected to the WaterGuard. A SaniDry Sedona Dehumidifier was installed in the space to maintain a safe humidity throughout the basement. Finally, the TripleSafe was connected to a brand new Buried Exterior Discharge line that takes the water far away from the home. To keep the system running during the winter months without any issues, IceGuard was installed to prevent ice buildup, ensuring the system never stops working. The homeowner is able to enjoy their basement without the concern of water causing them costly repairs.
