CleanSpace Helps Protect Bailey Island, ME Crawlspace
A homeowner in Bailey Island was looking for a proper vapor barrier for their crawlspace. SaniDry Installation Keeps Damp Bailey Island, ME Basement Dry
Living with a damp basement, this Bailey Island, ME homeowner was looking for a solution to their problem. While searching online, they soon discovered us at TC Hafford Basement Systems and thought we would be the perfect company for the job. They called us and we set them up with a free estimate from one of our sales reps. The homeowner hired us right away once they heard what we could offer them. We then dispatched our crew and got started! As soon as the installation crew arrived at the homeowner’s property, they began work on the damp basement by installing a SaniDry CX dehumidifier on the floor of the space. This device will pull in the damp air within the space, separating any moisture from it. The dried air is then circulated back into the basement while the collected water is removed. The circulation of the dried air will push more of the damp air back toward the SaniDry, continuing this process until the basement is free of moisture in the air. To remove this water, a SmartSump pump was installed in the floor of the basement. The SmartSump will take the water and force it out of the home through a PVC discharge line. Following the discharge line outside, two additions were made to these pipes to further protect the home from moisture. First, an IceGuard section of piping was connected to the line just beyond where it leaves the home. The IceGuard has upward facing holes built-in, to protect the basement from blockages. These allow for trapped water to escape the line without backing up into the home. Next, a LawnScape discharge port was connected to the end of the line. This piece has a grate covering the exit of the line, allowing the water to exit onto the lawn without letting in debris that would overwise clog the discharge line. Now that this homeowner has a system in place to remove moisture from their basement, they can be sure no moisture problems will take root below their home. The SaniDry and SmartSump installations will ensure this home remains dry for years to come!
Bailey Island, ME Crawlspace Given Proper Insulation with Spray Foam Installation
After a particularly cold winter, this Bailey Island, ME homeowner was in the market for some improved insulation beneath their home. Looking to find a solution to their problem, the homeowner searched online and soon discovered our website at TC Hafford Basement Systems. Once they reviewed their options, they hired us to get started on improving the insulation below their home. When our installation crew was able to make it out to the home, they began work on the crawlspace below this home by removing some dirt that was hindering access to parts of the space. Once this dirt was out of the way, our crew began using Spray Foam between the rim joists above the crawlspace. Once applied, this foam will expand rapidly to fill in the space between the joists. Solidifying after this expansion, the foam will form an insulating barrier between the home and the temperatures that once entered through the crawlspace. Now that their crawlspace has been given a proper layer of insulation, this homeowner won’t need to worry about losing efficiency when heating their home next winter.

A homeowner in Rangeley started having trouble with water coming in through the corners of his crawlspace. FlexiSpan Seal Protects Rangeley, ME Basement from Leaking Water
After moving to Rangeley, ME, this homeowner soon noticed a problem beneath their home. A crack along one of the concrete walls was letting in water during rainfall, which would pool up on the floor of the basement. Having worked with us before, the homeowner called TC Hafford to have us solve their problem. They spoke with our representative about their options and then we got to work on the solution! When our installation crew got to the home, they began work on a FlexiSpan seal to keep out the leaking water. To start, the crack was brushed clear of dust and debris by a coarse brush to help the seal adhere better. Next, a layer of sealant was applied within the crack, before a foam mat was laid on top. The foam will sit inside the core of the finished seal, to help maintain the shape of the overall seal while allowing it to shift slightly to any changes in the crack. Finally, a second layer of sealant was applied over the top of the foam, to lock the structure against the wall and complete the FlexiSpan installation. With the crack in their basement wall sealed, this homeowner will no longer suffer from water damage due to leaks through the wall. The FlexiSpan will keep this basement water-free in the future.
Rangeley, ME Basement Waterproofed with WaterGuard Installation
Living in a 50-year-old home, this Rangeley, ME homeowner regularly experienced a flooding basement whenever the water level in a nearby lake rose. Looking for a way to put an end to this flooding, they searched online and soon discovered our TC Hafford Basement Systems website. The homeowner called our office staff to set up their free estimate and met with our Sales Representative soon after to discuss their options. Liking what we could do to prevent future flooding, they hired us to get the job done! When our installation crew arrived at the home, they got started on this basement floor by excavating a shallow trench into the perimeter of the floor. Within this new trench, they were able to lay WaterGuard Piping surrounding the basement floor. Buried beneath a fresh layer of concrete, these pipes will collect any water entering this basement as it passes through the typical entry point, the floor itself. The water then travels through these pipes to the sump where it enters the TripleSafe pump installed within. The TripleSafe unit houses three pumps, each activating at different times to keep the basement water-free around the clock! The first and second pumps may be active at the same time, with the secondary pump only activating if and when the primary becomes overwhelmed. This leaves the third pump, which is powered by an internal battery as opposed to the other two pumps running off the power in the home. This will enable the TripleSafe to keep removing water from the home even during a power outage. Any water leaving the home through the sump will exit through a PVC discharge line that carries the water a distance from the home. With these waterproofing systems in place, this homeowner should soon notice their basement remains dry even during the exceptionally wet time of year. Even though water was being kept off of the floor, moisture was still finding its way into the air. To prevent this from continuing, we installed a SaniDry XP dehumidifier within the basement. Flooding Weld, ME Home Waterproofed Properly with SuperSump Upgrade and More
When this homeowner living in Weld, ME began to notice moisture beneath their home, they needed to have it dealt with as soon as possible. Leaving the state for a while, the homeowner did not want to come home to a flooded home and mold problems. Needing both their basement and crawlspace protected from the elements, the homeowner was unsure where to start. To find out how to get the job done, the homeowner searched online and soon found TC Hafford Basement Systems. They called us up and we dispatched our sales rep. to give the homeowner a free estimate on the cost. After this, they gave us the green light to get started on waterproofing their home. When our installation crew arrived at the home, they first began work on the crawlspace. TO keep water from entering, a vapor barrier was to be used. First, a Drainage Matting was laid across the dirt floor of the crawlspace. The Drainage Mat has holes throughout it and sits elevated off the floor slightly. This enables water blocked by the finished barrier to flow out through the dirt using the channels below the mat. Next, a CleanSpace liner was used to encapsulate the crawlspace completely. This covered the floor and walls of the space with a thin white sheet, sealing off the interior of the crawlspace from any leaking moisture and finishing the vapor barrier installation. Moving to the basement, a sump system would be installed to prevent water from gathering on the floor of the basement. A SuperSump sump pump was placed inside the concrete basement floor and an UltraSump backup battery was connected nearby. The SuperSump can pump over 2,600 gallons of water from the home every hour, plenty of power to keep out any leaking rainwater. The connected UltraSump will provide the SuperSump with power during any outages in the home, protecting the home from especially heavy storms while the homeowner is away and charging when power returns. The pumped water exits the home through a PVC discharge line, where it flows a distance away from the home. Attached to this line are two special pipe segments to further the protection of this basement. The first was an IceGuard pipe segment attached just beyond where the line exits the home. The IceGuard has upward facing holes built-in, to allow for trapped water to escape the line. This will prevent ice inside the line causing the water to backup inside the home and flood the basement. Finally, a LawnScape discharge port was added to the end of the line. The LawnScape section ends the line with a grate, blocking debris from entering the pipe while allowing the water to freely flow. With these improvements to their home, this homeowner can now leave for extended periods of time without needing to worry about their home flooding while they are away. The SuperSump system and CleanSpace encapsulation will ensure this home stays dry for years into the future!
Damp Basement In Orrs Island, ME Protected By WaterGuard
A couple of homeowners in Orrs Island were having water enter their basement though one of the corners. Normally, water wouldn’t be an issue for their basement, because they had a sump system in place to pump out any water. However, this water was collecting in puddles before reaching the sump, thus not allowing for it to be pumped out. This would leave the basement damp and smelly for days after it rained. Needing a solution, they got online and found TC Hafford Basement Systems. They contacted us soon after and we had a representative sent out to give a free estimate on the cost to fix the problem. The homeowners gave the go ahead and we got to work! To start, we dug a trench around the inside perimeter of the basement floor. This allowed us to place a WaterGuard pipe system, which was then covered in loose rocks and cemented in place. The WaterGuard system will capture water as it seeps into the basement through the floor or walls. The water is then guided to the sump within the basement for removal. Underneath a door in the basement which lead outside, we used a TrenchDrain section of pipe. This connects to the WaterGuard and any water trying to slip in under the door is caught here and follows the WaterGuard like the rest of the water. Now with their new WaterGuard system in place, this couple no longer has a damp basement after rain!
