Moisture had weakened a wooden support beam to the point that the beam was cracking and rotting away. The weakened beam was causing the floors above to sag. To address the moisture, we encapsulated the space with drainage matting and CleanSpace vapor barrier. These products work together to control the groundwater and seal moisture out of the crawl space, keeping the wooden supports protected from rot and mold. The encapsulation also seals off any access points so rodents cannot enter the space. We also installed SmartJacks and a new supplemental beam to keep the home properly supported. SmartJacks are steel posts that are custom fit and can be adjusted to lift and return the floors above to level. They have a zinc coating to prevent the posts from rusting. The homeowners now enjoy level floors, and their crawl space is dry and mold free!
