CleanSpace Dries & Protects Bryant Pond, ME Crawlspace
Challenge
A homeowner in Bryant Pond, ME had a rather troublesome crawlspace. With dirt walls and a dirt floor, any moisture in the soil could enter very easily. To put an end to these damp conditions, the homeowner called TC Hafford Basement Systems.
Solution
Once our crew arrived at the home, it was clear to them why the moisture was becoming such a problem. The space was not only without a barrier, but the water that had entered had to way to drain away. To remedy this, they started by installing a SmartSump sump pump. Now any water gathering on the floor will flow into the sump and be forced up and out of the crawlspace through a PVC discharge line. After this was installed, we began the installation of a vapor barrier by laying a Drainage Matting across the floor. This mat holds moisture beneath itself, while allowing the water to continue to flow. This prevents moisture from reaching the air, while the water can still access the sump to be removed.
To complete the vapor barrier, we encapsulated the space with a CleanSpace liner. This liner is made of a thing plastic, and covers every wall as well as the floor. Any moisture entering the space now will be held back, and won’t be able to enter the atmosphere within the crawlspace. With the moisture blocked, and a way for any standing water to drain away, we installed a SaniDry CX dehumidifier. This will dry out the air within the crawlspace, passing any moisture pulled out onto the SmartSump for removal. Without any moisture in the air, problems such as mold growth, or a musty smell will be eliminated.
Finally, outside the home, we made two additions to the discharge line. The first was an IceGuard pipe section attached just outside the home. This piece of piping has special angled holes built into it, which do not affect the normal flow of the exiting water. However, these holes will allow water to escape if the line becomes blocked by ice or other debris. This prevents an overflow in the sump, helping to maintain a dry crawlspace. The line was ended with a LawnScape discharge point and we were finished. The LawnScape is where the water exits onto the ground, a safe distance from the home.
With a proper vapor barrier installed and devices in place to remove the moisture, this crawlspace should no longer have any issues with water. This homeowner can now relax during a rainstorm, knowing their crawlspace will remain perfectly dry.
