CleanSpace Keeps Bailey Island, ME Basement Water-Free
Challenge
Rainwater had been bothering a homeowner in Bailey Island, ME. The water would slip right into the crawlspace beneath the home and was beginning to spread a musty smell throughout the home. To have the water dealt with properly, the homeowner called TC Hafford Basement Systems.
Solution
Once our crew arrived at the home, it was obvious this space needed a way to drain water away. They started by digging a sump in the natural low-point of the crawlspace. We then installed a SmartSump sump pump in this hole. This will take in all of the water flowing to this point, and force it up and out of the home through a PVC discharge line. We then began the installation of a vapor barrier by laying a Drainage Matting down on the floor of the space. This mat will keep the moisture from reaching the air, while having enough room beneath itself so the water can still flow to the sump for removal.
The vapor was then completed with the encapsulation of the entire space. We used a CleanSpace liner to cover all of the walls as well as the floor of the crawlspace. This will completely lock out moisture and prevent any from reaching the inside atmosphere of the crawlspace. We then installed a SaniDry CX dehumidifier to completely eliminate the musty smell within the home. This device will take the moisture out of the air, and remove it through the sump. The dried air is then circulated back into the space to continue the cycle. Without moisture in the air, no smell would be able to form.
With the interior of the crawlspace finished, our crew moved outside to make a couple final additions. The first was an IceGuard pipe segment attached to the discharge line just outside the home. In the event a blockage occurs in the line, this pipe section will allow the trapped water an escape route before backing up and reaching the sump to overflow. The line was then ended with a LawnScape discharge point. Exiting here, the water is far enough from the home to never be able to flow back.
This new system should keep this homeowners’ crawlspace dry for years to come. This will eliminate the smell and keep it gone.
