When a flooding basement began to be a problem for this homeowner, they were unsure how to resolve the problem at first. After a quick search online, they discovered TC Hafford could help them in their Peaks Island, ME home. Soon after they called our office, our sales representative was able to schedule a time to give them a free estimate of their options. They agreed to the work and we got started on the waterproofing.

As soon as our installation crew arrived at the home, they got started by pouring a fresh slab of concrete over the dirt floor of the basement that had been flooding. A slab alone won’t fully protect this home, however. To keep water from entering through the new slab, a WaterGuard piping system had been buried in the outer perimeter of the slab as it was installed. The WaterGuard pipes have slits along their lower-outer edges, allowing for the collection of moisture leaking through the slab. The water then flows through the WaterGuard to the sump where it will be removed from the home.

Within the sump in the new slab, a TripleSafe sump system was installed. This device houses three pumps, as the name suggests. The primary pump functions most of the time, handling the bulk of the water needing removal. The secondary pump will activate if the primary pump either fails for any reason or requires additional pumping force. The third pump is a battery-operated backup pump, able to continue the water-removal while the home is without power. The water passing through the TripleSafe all flows out of the home through a PVC discharge line.

Outside the home, two pieces of additional piping were attached to further protect the basement from flooding. The first being an IceGuard pipe segment attached to the line just after it exits the home. Here, upward angled holes keep the basement safe from blockages caused by ice, by releasing the backing up water through said holes. Finally, a LawnScape discharge port was attached to the end of the line, covering it with a grate. This will prevent debris from forming blockages within the line.

Now that this homeowner has a new basement floor as well as proper waterproofing, they can now make use of the previously damp and musty space. The WaterGuard piping will ensure the surface of this new slab will remain dry for years into the future!

Our crew began by laying down a drainage matting to prevent moisture, entering from the perimeter, from making its way into the center of the crawlspace. Next, we encapsulated the crawlspace with a CleanSpace Liner. This liner locks the moisture outside the crawlspace; not allowing passage from the exterior to the interior, like cement does. The SmartSump sump pump was the next item installed. With an UltraSump backup battery, this SmartSump will pump any collected moisture up and out of the crawlspace, keeping it off the floors. Finally, we placed a SaniDry CX inside the crawlspace to dehumidify any remaining moisture lingering in the air. Completely drying out this homeowner’s crawlspace, and maintaining the dry atmosphere for the future!
