Damp Kittery Point, ME Crawlspace Receives Complete Waterproofing
Challenge
A homeowner living in Kittery Point, ME had been having moisture troubles lately in the crawlspace beneath their home. With water leaking in, the space was beginning to emit a musty smell. Wanting this problem resolved before the problem got worse, the homeowner looked online for a solution. They soon found TC Hafford Basement Systems and gave us a call!
Solution
Once our installation crew arrived at the home, they began work on the crawlspace by installing a sump system. This started with a SmartSump sump pump being placed in the natural low-point of the floor. This way any water will flow down into the sump to be removed through a PVC discharge line. To keep this sump operational in any weather, we attached an UltraSump backup battery. This battery will give the SmartSump an extra 11,000 gallons worth of pumping power if the home ever loses power. This recharges upon power returning to the home.
After the sump system was in place, we laid a Drainage Matting over the top of the floor to begin the installation of a vapor barrier. This barrier, once completed, will prevent future moisture from entering the interior of the crawlspace where it will cause problems. The Drainage Matting sits just off the surface of the floor, holding water beneath itself while allowing the water to continue to flow to the sump for removal. To finish the vapor barrier, we encapsulated the space with a CleanSpace liner. This liner is composed of a thin plastic which will completely lock out incoming moisture, preventing future moisture problems from taking root again in this crawlspace.
Outside the home, we made two additions to the discharge line before we were done. The first of these additions was the IceGuard pipe segment added just outside the home. This piece has special holes built into it which allow for trapped water to escape. This comes in handy in the event that ice or debris clogs the line. The holes allow for the water to escape without overflowing the sump and causing problems in the home. We then capped the end of the line with a LawnScape discharge point and we were done! The water exits here, draining away harmlessly into the ground.
With these new upgrades to their crawlspace, this homeowner can now rest assured the moisture problems within their crawlspace have been eliminated. With the vapor barrier in place, this home will remain safe from more moisture problems in the future as well!
