Wet Westbrook, ME Crawlspace Sealed With CleanSpace Barrier
Challenge
A homeowner in Westbrook, ME owned a crawlspace that would almost always be damp, especially after any rainfall. This was starting to create musty smell that would spread into the home occasionally. To put an end to this problem before it got worse, the homeowner called TC Hafford Basement Systems.
Solution
As soon as the crew arrived at the home, they began work on the space right away. To give any standing water a way out of the crawlspace we installed a SmartSump sump pump. This device will take in the water from the floor and force it up and out of the home through a PVC discharge line. Next, the crew began the installation of a vapor barrier to help keep water out of the space. They laid a Drainage Matting across the floor, which would help hold water back, while allowing the water to still flow across the floor to the sump.
To complete the vapor barrier, we encapsulated the space with a CleanSpace liner. This liner seals out moisture that would have leaked in through the walls or floor. Now any moisture underneath will drain away either back through the dirt, or through the sump. Now, to remove any moisture from the air within the crawlspace, we installed a SaniDry XP dehumidifier. The SaniDry will take in the damp air, remove the moisture and circulate the dried air back into the space. The removed moisture is passed on to the sump for removal.
Finally, to finish this crawlspace, and protect it from potential problems in the future, we attached an IceGuard pipe segment to the discharge line just outside the home. The IceGuard has holes built into it, which do not affect normal water flow. The holes do, however, allow for trapped water to escape without backing up and overflowing the sump. This could be caused by ice or other debris. The water then exits through a LawnScape discharge point on the end of the line. Here the water will be too far to cause any further problems for this crawlspace.
With their newly waterproofed crawlspace, this homeowner can rest assured the moisture problem will no longer cause any smell within the home. Thanks to the new vapor barrier, this crawlspace shouldn’t have any more moisture problems.
