Wet Sangerville, ME Crawlspace Kept Dry With CleanSpace
Challenge
A couple in Sangerville, ME had been experiencing difficulties keeping their crawlspace beneath their home dry. With dirt surroundings, it was almost impossible for them for keep the moisture out. With moisture building up, the homeowners wanted the leak sealed before it developed to become a problem. To get the job done right they called TC Hafford Basement Systems.
Solution
Once our crew arrived, they began by first giving the crawlspace a way to drain any water. They did this by digging out a sump and installing a SuperSump sump pump. This pump will handle the removal of any accumulating moisture, pumping it up and out of the home through a PVC discharge line. To keep this device operating under any conditions, we attached an UltraSump backup battery. This battery will keep the SuperSump pumping even if the home loses power. This will ensure the space remains free of standing water.
Next, we needed to keep any moisture from entering the atmosphere of the space. To do this, a barrier needed to be put in place. To start this barrier, we laid a Drainage Matting across the floor. This mat will hold moisture beneath itself while still allowing it to flow to the sump for removal. Next, we encapsulated the space with a CleanSpace liner. This plastic liner covers all of the walls as well as the floor. This vapor barrier will completely lock out moisture, maintaining a dry atmosphere within the crawlspace.
Finally, on the exterior of the home, we made two additions to the discharge line coming from the sump. The first addition was an IceGuard pipe section. This piece of pipe has special holes built into it. These holes do not affect typical water flow but will allow any trapped water to escape. This prevents an overflow in the sump if the line becomes blocked by ice or other debris. We then ended this line with a LawnScape discharge point, where the water exits onto the ground a safe distance from the home. This water will never again cause problems for these homeowners.
With their new vapor barrier in place, moisture will no longer build up in this crawlspace. Any water on this floor will now end up back outside the home.
