Wet Crawlspace In South Bristol, ME Dried With CleanSpace
Challenge
A couple in South Bristol, ME had been having trouble with their crawlspace. They started to notice a smell emanating from the space, and needed something done about it. They called TC Hafford Basement Systems to get the job done.
Solution
To waterproof the space, we needed to keep the water out, and give any existing water a place to exit through. To handle the latter objective, we installed a SmartSump sump pump in the natural low-point of the floor. This pump will take in any water and force it up and out of the home through a PVC discharge line. This SmartSump then received an UltraSump attachment to keep it pumping even without power. The UltraSump is a backup battery which can give 11,000 gallons worth of pumping before needing a charge.
Next, we began the installation of a proper vapor barrier to keep the moisture out. We started this by laying down a Drainage Matting across the floor. This matting keeps the moisture from reaching the air inside the crawlspace, while giving it a path to flow to the sump. The water then exits without reaching the atmosphere. Next, we encapsulated the space with a CleanSpace liner. This liner completely locks out moisture, preventing it from entering the space through the walls. Now the atmosphere within this crawlspace will remain moisture free!
With the moisture dealt with inside the crawlspace, we moved outside to make additions to the discharge line. The first was an IceGuard pipe piece. This piece has holes built into it which will not affect normal water flow. However, these holes will allow water to escape the line if it becomes blocked by ice or other debris. This prevents an overflow in the sump. We then ended the line with a LawnScape discharge point where the water exits onto the ground a safe distance from the home. This water will now no longer be able to reach the crawlspace to cause any more problems.
With the CleanSpace in place, and the sump in the ground, this crawlspace shouldn’t be causing any more problems for these homeowners. The smell should clear up very shortly.
