CleanSpace Protects Mount Desert, ME Crawlspace From Mold
Challenge
A homeowner in Mount Desert, ME had a crawlspace which was always damp following a rain storm. This dampness could lead to mold growth, and even health concerns for the residents. To avoid this, the homeowner called TC Hafford Basement Systems to have the space properly waterproofed.
Solution
To keep this space free of moisture, it was going to need a vapor barrier to hold back the water. Starting the installation of a vapor barrier, we laid down a Drainage Matting across the floor of the space. This mat, while covering the floor, will allow water beneath it to move. This allows it to drain away back into the soil, hindering it from reaching the air within the space. We then encapsulated the space with a CleanSpace liner. This is a plastic sheet, which is impossible for water to pass through, that covers the walls and floor of the crawlspace. This locks out the moisture, preventing it from entering the atmosphere where it would help spread mold.
Now that this home has a proper vapor barrier, it was time tot handle the moisture already present in the air. To do so, we installed a SaniDry XP dehumidifier. The SaniDry takes in the air surrounding it, which will have moisture in it. It then removes the water, passing it through a drainage pipe that carries the water outside. The SaniDry then redistributes the dry air back into the crawlspace, forcing more moist air to circulate toward the dehumidifier. This cycle will continue until there is no remaining moisture in the air.
Without any moisture in the atmosphere, and with no moisture able to enter the space, no mold will be able to grow or spread throughout this crawlspace. This homeowner now has peace of mind, with a properly waterproofed crawlspace.
