CleanSpace Protects Fryeburg, ME Crawlspace Against Moisture

Challenge

A crawlspace without a vapor barrier is just asking for a moisture problem. This crawlspace in Fryeburg, ME was experiencing such a problem, and required professional help. The homeowners contacted TC Hafford Basement Systems and we were on the case!

Solution

The space had no vapor barrier, nor did it have a way for any of the moisture to drain away if any water pooled up into a puddle. To deal with the vapor barrier problem, we used CleanSpace. The crawlspace was fully encapsulated with a CleanSpace Liner, which covered every surface, save for the ceiling. This liner will lock out moisture, keeping it from reaching the interior of the space where it would build up and cause problems. Preventing moisture from reaching the interior to begin with greatly helps in reducing the moisture problem, but is not all we did to waterproof this space.

Prior to encapsulating the space, we installed a SmartDrain in the natural low point in the floor. This will allow any water trapped beneath the CleanSpace to drain away. Any water leaking through the walls or floor will naturally flow to this point, where it will exit without causing problems. We then installed a SaniDry CX dehumidifier within the crawlspace. This will take in the moist air, and pull the water out of it. The dry air is the circulated back into the space where it will push more moist air back to the dehumidifier. This process continues until the atmosphere within the space is dry and healthy.

Now these homeowners have a solid vapor barrier in place, and systems to keep moisture levels to an absolute minimum. No more water problems for these homeowners!
