Kennebunk, ME Basement Kept Dry with Proper Sealing of Wall Cracks
Challenge
A homeowner from Kennebunk, ME called us at TC Hafford Basement Systems with a problem. The concrete walls around their basement had a few cracks which would leak water onto their basement floor. Tired of these damp conditions, the homeowner wanted something done about it. Once they decided what they wanted to be done we dispatched a crew and got to work!
Solution
One our installation crew arrived at the home, they began work first on the more easily accessible crack. To prevent this crack from leaking in the future, FlexiSpan was used to seal it. To install FlexiSpan, an initial layer of sealant was applied within the crack itself. Next, a foam matting was laid over the sealant. This gives the FlexiSpan the ability to bend and conform to slight shifts in the shape of the crack. Finally, the second layer of sealant was applied over the top of the foam matting, locking the FlexiSpan in place and preventing future leaks from this crack.
The other crack causing the homeowner trouble was running behind several wooden supports along one of the walls. To seal this crack, a Polyurethane injection was used. To achieve this, the crack was first brushed clear of debris. Next, a coat of sealant was applied over the top of the crack, with plastic plugs being placed every few inches to allow for the injection to be done. After they dried in place, the plugs were sequentially opened starting with the lowest, and Polyurethane was injected into the crack. The plugs were each capped after the injections were done. The Polyurethane will spread within the crack, filling it completely and locking out any future moisture leaks through this wall.
With their new seals in place, this homeowner no longer has a damp basement floor to worry about. The FlexiSpan and Polyurethane Injection will keep this basement water-free for many years to come!
