York Harbor, ME Home Protected From Leakage With Sump Upgrade
Challenge
A couple living in York Harbor, ME had been dealing with a moisture problem beneath their home for some time. The moisture was infecting both their basement and their crawlspace. Unable to stop the moisture from leaking in on their own, the homeowners decided to call TC Hafford Basement Systems to get the job done properly.
Solution
Once our installation crew arrived at the home, the first began work on the crawlspace. Space needed a vapor barrier to hold back the incoming moisture. This started with a Drainage Matting being laid across the floor of the crawlspace. This matting sits just off the surface of the floor where it prevents moisture entering the air from reaching the interior of the space and spreading throughout the space while allowing any gathered water to flow toward the best location to drain back into the ground. Atop this, a CleanSpace liner was used to encapsulate the space. This liner, composed of a thin plastic sheet, completely locks out moisture trying to leak into the crawlspace from any angle. These two layers complete the vapor barrier, protecting the crawlspace from leaks for the future.
Moving to the basement, we needed to install a sump to handle the water gathering on the floor. We installed a SmartSump sump pump in the floor of the basement, where it will take in any water gathering in the basement. The water is then forced up and out of the home through a PVC discharge line. To capture any airborne moisture remaining in the space, we installed a SaniDry XP dehumidifier. This device will pull in the surrounding, damp air, separating the moisture from it. The dried air is then circulated back into the basement to cycle more damp air back toward the SaniDry. The water collected within the SaniDry is passed to the SmartSump for removal from the home.
Outside the home, we made two final additions to the discharge line before we were finished. The first addition was an IceGuard pipe segment. This pipe piece has special holes built into itself which allow trapped water to escape the line. With this in place, the sump will be protected from overflows due to a clogged line, with any backing up water exiting through the IceGuard before reaching the sump. On the end of the line, we attached a LawnScape discharge point. Here, the water exits onto the ground a safe distance from the home. This water will drain away harmlessly, leaving the homeowner with a dry basement.
With their new products in place, this couple can now rest assured their home will no longer take on water during any rainfall. The SmartSump and Vapor Barrier installations will keep their home safe from leaks for many years to come!
