Cracks in Lagrange, ME Basement Sealed Properly to Prevent Leakage
Challenge
A homeowner in Lagrange, ME had noticed a few cracks open up in their basement across a couple of their foundation walls. These cracks in the concrete were allowing water to easily enter the basement. With water damage becoming a real threat to the property, the homeowner sought a solution online. After finding TC Hafford Basement Systems, they gave us a call and we were on the job!
Solution
Once our installation crew arrived at the property, they began right away sealing the first crack. This crack ran across a wall which had several wooden supports across the surface, making the crack hard to access for a typical seal. To properly seal this crack, we used a Polyurethane Injection method. This began with a preliminary layer of sealant being applied to the surface of the crack, while plugs were placed every few inches up the crack as we went. Once dried in place, the plugs were sequentially opened, and a Polyurethane Injection was used to fill the crack. After each injection, the plugs were replaced until the entire crack had been filled. The Polyurethane spreads inside the crack, filling every tiny orifice. This will keep water from leaking in through this crack in the future.
Moving to the final crack, which was across an exposed wall, we used a three-part FlexiSpan seal. This began with the crack being brushed clear of any debris using a coarse brush. Next, a coating of sealant was applied within the crack itself. Over the top of this layer, we laid a foam matting, to give the FlexiSpan the flexibility the name suggests. Lastly, a second layer of sealant was applied over the to of the foam to seal the structure in place. This seal will now hold back water from entering through this crack, while retaining the ability to adjust and shift to any minor changes in the cracks shape should the wall shift at all.
With these two new seals protecting their basement, this homeowner now has peace of mind that no more water will leak in. The Polyurethane Injection and FlexiSpan seals will keep this basement floor dry for many years to come!
