Basement & Crawlspace in Cherryfield, ME Receive Complete Waterproofing
Challenge
A couple living in Cherryfield, ME were in drastic need of assistance. They owned a home with a dirt basement and crawlspace. These spaces were constantly damp, taking on water during any rainfall. This was a problem for the homeowners, due to the musty smell generated by the moisture, as well as the fear of water damage to the property. To rid themselves of these damp spaces, the homeowners called TC Hafford Basement Systems to have them waterproofed.
Solution
Once our installation crew arrived at the home, they began work on the home by waterproofing the crawlspace. This started with a Drainage Matting being laid across the floor of the space. This mat sits above the surface of the floor. This prevents water from entering the air while being able to flow and find a location to drain away through the soil. Next, a CleanSpace liner was used to encapsulate the space. This covered all of the walls as well as the floor. The CleanSpace is a thin plastic sheet which completely locks out future moisture leaks that would have entered this space. This finished the installation of a proper vapor barrier within the crawlspace, keeping this space water-free.
Moving to the basement, a concrete slab was needed to give the space a proper floor. Concrete is not waterproof, however, which would be a problem if water continued to enter through the floor. To combat this, WaterGuard piping was installed while the floor was being poured. This piping sits just beneath the surface of the floor, around the perimeter of the basement. These pipes will now capture any moisture leaking in through the concrete, carrying it away to the sump to be removed from the basement without ever reaching the surface of the floor to cause problems for the homeowners.
Within the sump, we installed a TripleSafe sump pump to take care of the water-removal. This device, as the name suggests, houses three pumps which force collected water out of the home through a PVC discharge line. The primary and secondary pumps handle the bulk of the water needing to be removed from the basement; with the secondary only activating when the primary cannot handle the amount of water or fails for any reason. The third pump is a battery back-up pump for when the home loses power. To handle the airborne moisture already existing in this basement, we installed a SaniDry XP dehumidifier. The SaniDry will pull in the damp air, separating the moisture from it and handing the water to the TripleSafe for removal. The dried air is then circulated back into the basement.
Outside the home, we had two last additions to make before we were finished with the complete waterproofing of this home. Where the PVC discharge line exits the home, we attached an IceGuard pipe segment. This special piece of piping has holes built into the sides which allow for trapped water to escape the line. This prevents an overflow in the sump in the event of an ice or debris blockage within the line. Finally, on the end of the line, we attached a LawnScape discharge point. This is where the water exits onto the ground, a safe distance from the home where it will never bother the homeowners again.
With their new waterproofing systems in place, these homeowners will never again need to worry about water damage affecting their home. The WaterGuard piping along with the proper vapor barrier will keep their basement and crawlspace safe from outside moisture for many years into the future!
