Vapor Barrier Installation Protects Damariscotta, ME Crawlspace
Challenge
A homeowner in Damariscotta, ME owned a crawlspace in desperate need of waterproofing. Any rainwater would end up leaking into the crawlspace, causing extremely damp conditions. This dampness could lead to moisture damage, or mold growth beneath the home. Wanting to avoid these problems before they got worse, the homeowner called TC Hafford Basement Systems.
Solution
The TC Hafford installation crew arrived at the home and got to work! We began by installing a SmartSump sump pump to take the gathering water and pump it out of the home. The water exits through a PVC discharge line. To keep this crawlspace free of water we laid a Drainage Matting across the floor. This mat holds moisture beneath itself but is slightly lifted off the floor to allow the water to flow to the sump for removal. With the Drainage Matting in place, the basement was half way to having a proper vapor barrier in place.
To finish the vapor barrier, we encapsulated the crawlspace with a CleanSpace liner. This liner is composed of a thin plastic sheet covering all of the walls of the space as well as the floor. Over the top of this liner we installed a SaniDry XP dehumidifier. The SaniDry pulls moisture in from the air, passing it to the sump for removal. The SaniDry will keep the air moisture-free while the CleanSpace completely locks moisture out of the crawlspace; eliminating any moisture problems in the future.
Outside the home, we made two finishing touches to the discharge line before we were done with this home. The first addition was an IceGuard pipe segment attached just where the line exits the home. This piece has angled holes built in which only allow for water flowing backward up the pipe to escape. This protects the sump from an overflow if ice or other debris blocks the line. If there are no blockages present, the water will exit the end of the line through a LawnScape discharge point. Here the water will drain away into the earth, far enough from the home to cause no further trouble to the homeowner.
With a proper vapor barrier in place, this crawlspace will stay safe from moisture problems. The new upgrades to this home will ensure a dry crawlspace beneath this home for many years to come!
