Searsport, ME Crawlspace Protected by Proper Vapor Barrier Installation
Challenge
A homeowner in Searsport, ME had a crawlspace beneath their home that was becoming a problem. Without a proper vapor barrier in place, moisture had been leaking in. This was starting to develop into a musty smell, which the homeowner did not want to live with. To have the space properly protected, the homeowner called TC Hafford Basement Systems.
Solution
Once our installation team arrived at the home, they were able to get to work right away on the crawlspace. To remove any water building up across the floor, we installed a SmartSump sump pump in the floor. This device will take in the water forcing it up and out of the home through a PVC discharge line. We then began the installation of a vapor barrier by laying a Drainage Matting across the floor of the space. This helps hold moisture down on the floor. This mat also has enough space beneath itself to allow for moisture to flow toward the sump for removal.
We then finished the vapor barrier by encapsulating the crawlspace with a CleanSpace liner. This liner is composed of a thin plastic which locks out any future leaks, preventing them from reaching the interior of the space. With a full vapor barrier installed, any outside moisture leaking in will now be guided out through the sump. To deal with the existing moisture in the air, causing the musty smell, we installed a SaniDry CX dehumidifier. This device will pull the moisture out of the surrounding air and pass it to the SmartSump for removal from the home.
Outside the home, our crew made two final additions to the discharge line to help the system work flawlessly. The first addition was an IceGuard pipe segment added just on the exterior of the home. This prevents an overflow in the SmartSump by allowing for blocked water to escape through special holes in its sides. Now if ice or other debris blocks the line, the crawlspace will remain water-free. The water exits the end of the line through a LawnScape discharge point. Here the water drains away into the ground harmlessly, far enough from the home to not cause any future problems.
With their vapor barrier in place and sump to handle water removal, the musty smell that was forming beneath this home should become a thing of the past! The homeowner can rest assured this system will keep their home free of water without any manual work required.
