Rangeley, ME Basement Kept Dry With WaterGuard Piping
Challenge
A homeowner in Rangeley, ME had been having trouble with water leaking into their basement. With a concrete foundation, the homeowner did not expect to see water pooling up on the floor. Confused how the water was managing to enter the space, the homeowner needed professional help. To get the space waterproofed properly, they called TC Hafford Basement Systems.
Solution
Once the crew arrived, it was obvious that the water was coming in directly through the foundation itself. Concrete is not perfectly water resistant and can allow small amounts of moisture to leak through. To stop this water in its tracks, we began by digging out a shallow trench around the perimeter of the floor. Within this trench, we laid WaterGuard piping, covering it over with a fresh layer of cement. Under the floor, these pipes will capture the water as it travels though the concrete, preventing it from reaching the surface. This now trapped water is then guided through the WaterGuard to the sump for removal.
Handling the water removal for this basement now, we installed a TripleSafe sump pump. This device is called the “TripleSafe” because it contains three pumps to ensure the basement remains water-free. The first pump takes on the bulk of the water, forcing it up and out of the home through a PVC discharge line. The secondary pump is there for when the primary pump fails for any reason. This will keep the water flowing before the primary is brought back to operating status. The third and final pump is a battery-operated backup pump. This kicks on when the home loses power, keeping the basement dry even in the harshest storms.
Outside the home, our crew made two final additions to the discharge line before they were finished. The first was an IceGuard pipe piece added just as the line left the house. This piece has special holes built into the sides which do not affect normal water flow. The holes do, however, prevent overflows in the sump by allowing for trapped water to escape the line in the event of a blockage. The end of the line was then capped with a LawnScape discharge point where the water exits onto the ground a safe distance from the home. Here, the water is far enough away to not be able to flow back to the home.
With their new basement system in place, this homeowner can rest assured their basement will remain dry. The WaterGuard piping will keep moisture from reaching the interior of this space for many years to come!
