WaterGuard Saves Flooding Northeast Harbor, ME Basement
Challenge
A homeowner in Northeast Harbor, ME was having extreme difficulty keeping their basement water-free. The space would regularly flood after any rainfall. Even with a sump and two dehumidifiers, the space was still always damp. To get the space finally under control, the homeowner called TC Hafford Basement Systems.
Solution
To find out how best to waterproof the space, we needed to identify the main source of the leak. With the culprit being the foundation of the home. Water had been leaking in through the concrete due to hydrostatic pressure. Luckily for this homeowner, TC Hafford has just the fix! We dug out a shallow trench around the perimeter of the basement floor. We then buried 166 feet of WaterGuard piping within the trench, covered by a fresh layer of cement. Inside the floor, these pipes will capture this intruding water. Preventing the moisture from ever reaching the surface. The trapped water is then guided through the piping to the sump where it will exit the basement.
With the WaterGuard in place, the sump would be receiving a much higher concentration of water, and needed an upgrade if it was going to keep up. To take on this job, we installed a TripleSafe sump pump. This device contains three pumps, each with its own responsibility. The primary pump is on the majority of the time, handling the bulk of the water in the basement. The secondary pump is there for when the primary can’t keep up or fails for any reason, lending some extra power to water removal. The tertiary pump is a battery-operated backup pump. If and when the home loses power, this final pump will keep the home dry until power is restored. All of the water leaving the basement exits through a PVC discharge line.
This line carries the water our of the home and far enough from the home before depositing it onto the ground through the LawnScape discharge point. The water exiting here will be too far to flow back to the home and will drain away without causing any more problems. Just outside the home, we attached an IceGuard pipe section to the discharge line. This special pipe piece has holes built into it. These holes, however, do not affect normal water flow. Now if the line were to become clogged by ice or other debris, the water trapped in the pipes could escape through the IceGuard holes. This prevents an overflow in the sump.
Now that this homeowner owns a proper basement system, they will no longer suffer from serious basement flooding. Thanks to the WaterGuard piping and TripleSafe sump pump, this basement should never flood again!
