WaterGuard Maintains Dry Basement Floor For Bass Harbor, ME Home
Challenge
A homeowner in Bass Harbor had been having trouble keeping their basement water-free. This problem stemmed from them not being able to identify the location of the leak. Tired of manually pumping the water, they called in the experts, TC Hafford Basement Systems.
Solution
Once our crew arrived on the scene, the first task that needed to be completed was identifying the main source of the leakage. Finding this to be the foundation itself, we knew what needed to be done. To stop water from leaking in directly through the concrete, we dug out a trench around the perimeter of the floor, and buried a WaterGuard piping system beneath a layer of fresh cement. These pipes will capture the water before it can reach the surface of the floor, solving the flooding problem the homeowner was having. This water is then guided through the WaterGuard to the sump.
Because the WaterGuard piping will increase the concentration of water collecting in the sump at any given time, we installed a SuperSump sump pump to keep up. The SuperSump can handle upwards of 2,600 gallons of water per hour, which it forces out of the home through a PVC discharge line. With the flooding dealt with, we needed to remove the moisture which had collected in the air. This moisture could still pose a problem for the homeowner. To do this, we installed a SaniDry XP dehumidifier. The SaniDry will take the moisture out of the air, and pass it to the SuperSump for removal. The dried air is then circulated back into the space to cycle back more moist air.
Finally, we moved outside to add some finishing touches to the discharge line. The end of the line received a LawnScape discharge point. This is the location the water exits the line, draining into the ground far enough from the home to never bother this homeowner again. We also attached an IceGuard pipe segment just outside the home. This piece has holes built-in which will not affect the flow of the water. But if the pipe were to become blocked by ice or debris, the IceGuard gives the trapped water an escape route. This prevents an overflow in the sump, keeping the basement dry.
This new basement system is sure to solve this homeowners’ problem. They will never again need to manually pump water out of their basement.
