WaterGuard Protects Orrs Island, ME Basement From Flooding
Challenge
A homeowner in Orrs Island, ME was experiencing troubles with their basement. Any rainwater in the surrounding soil was somehow finding its way into their basement, but they could not figure out how. To get to the bottom of this problem, they called TC Hafford Basement Systems.
Solution
To contain the water entering this basement, we first needed to figure out how it was entering. Finding this to be the foundation itself, we knew how to get this job done. We began by excavating the inside perimeter of the basement floor. This enabled us to lay down our WaterGuard piping around the perimeter, and bury it beneath a layer of cement. Within the floor itself, the WaterGuard piping will capture any moisture traveling through to the interior of the basement. This trapped water is then guided through the WaterGuard to the sump for removal.
Next, we installed a sump pump to keep up with the increased concentration of water coming from the WaterGuard. We used a TripleSafe for this job, which contains three pumps within it. The primary will handle the bulk of the water. The secondary pump will kick on in the event of a failure of the primary pump, taking over the pumping of the water. The third and final pump is a battery-operated backup pump. This will keep the basement water-free even when the home loses power. These pumps force the water up and out of the home through a PVC discharge line.
On the outside of the home, we made a couple of key additions to keep things flowing. The first was the IceGuard pipe section just outside the home. This piece has holes built in to release trapped water. The IceGuard prevents an overflow if ice or other debris blocks the line. The water finally exits the line through the LawnScape discharge point. Being deposited onto the ground this far from the home, the water will not be able to return to the basement.
Now that this homeowner has a basement system in place, they will no longer need to deal with wet conditions in their basement. The WaterGuard piping should keep this basement floor dry for years to come!
