TripleSafe Keeps New Harbor, ME Basement Water-Free
Challenge
A homeowner in New Harbor, ME was struggling with water gathering on their basement floor. Keeping it pumped out was a tedious task which they were tired of completing. Looking for an automated system, they called TC Hafford Basement Systems.
Solution
Once our crew arrived, their first task was to identify the source of the moisture. During moderate to heavy rainfall water would leak in through the foundation itself. This was caused by hydrostatic pressure in the soil. To stop this leakage, we dug a shallow trench around the perimeter of the basement floor. This trench was where we laid our WaterGuard piping system. These pipes, buried underneath a layer of cement, will capture moisture as it travels through the foundation. The trapped water is then guided to the sump where it will exit the basement before ever reaching the surface of the floor.
Within the sump, we installed a TripleSafe to handle the water removal. The TripleSafe is a sump pump containing three individual pumps. The first pump will take on the bulk of the water passed to it by the WaterGuard. The secondary pump is a backup for if/when the primary pump fails for any reason. Finally, the third pump is a battery-operated backup pump. This pump activates when the home loses power, keeping the basement dry even in the harshest storms. The water exiting through the sump flows through a PVC discharge line outside.
With the floor-based water dealt with, we installed a SaniDry XP dehumidifier to keep moisture out of the air. The moist air is pulled in, and then circulated back into the space once dried. The water is deposited in the sump for removal. The water leaving the home through the discharge line passes through an IceGuard pipe section once outside the home. The IceGuard has built-in holes which will not affect normal water flow. The holes only allow water to escape once the line becomes blocked by ice or other debris. The water then escapes before reaching the sump and overflowing. The water exits the line through a LawnScape discharge point onto the ground a safe distance from the home.
With their new automated system in place, this homeowner will never need to lift a finger again to maintain a dry basement. The WaterGuard is sure to keep their floor dry for many years to come!
