WaterGuard & TripleSafe Maintain Healthy Washington, ME Basement
Challenge
A couple in Washington, ME was having trouble keeping their basement dry. The dampness was beginning to cause a smell and they needed the problem resolved. To get the job done, they called TC Hafford Basement Systems.
Solution
Upon arriving, our first order of business was to identify the cause of the moisture build up. This basement suffered from a common problem of hydrostatic pressure. When water builds up enough in the surrounding soil, it will force itself into the concrete, entering the basement directly through the foundation. To prevent this, we installed WaterGuard piping inside the foundation, lining the perimeter. These special pipes capture the water as it travels in through the concrete from the soil. The trapped water is then guided to the sump for removal.
To maintain a dry basement under heavy rain fall, this sump was going to need an upgrade. We installed a TripleSafe to maintain a steady discharge of water. The TripleSafe contains three pumps. A primary pump to remove the bulk of the water, a secondary for when the primary fails or cannot handle the entirety of the leakage, and a tertiary pump which is battery-operated for power outages. The TripleSafe will ensure that this basement remains water-free, even when the rest of the home is without power.
Now that the floor moisture had been dealt with, it was time to remove the moisture from the air, which could be contributing greatly to the smell. To do so, we installed a SaniDry CX dehumidifier. The SaniDry will suck the moisture out of the air, handing it off to the sump for removal. The water is forced from the TripleSafe out of the home through a PVC discharge line. To keep this line from backing up, we attached an IceGuard section on the exterior of the home. While allowing for normal water flow from the sump, the IceGuard has holes built in for when a blockage occurs. The blocked water can then escape through the sides without overflowing the sump.
With their new basement system in place, not only will this couple have a dry basement, but it will remain dry and smell free for quite some time. They can now use the space however they please without needing to worry about water damage or suffer through a bad smell.
