WaterGuard & TripleSafe Protect Old Orchard Beach, ME Basement From Moisture Invasion
Challenge
Kevin in Old Orchard Beach had a problem after every time it rained. The rainwater would leak into his basement. The water would leak in both directly through the concrete foundation, and through a crack in the basement wall. Kevin needed something done to prevent this, so he called TC Hafford Basement Systems.
Solution
We began this project by addressing the large crack in the wall of the basement. To seal this crack while also allowing for future mutation, we applied FlexiSpan. This is a special flexible structure applied to the crack in three layers. Two layers of sealant are laid onto the crack, with a foam matting in between these layers to allow the flexibility. We then installed a WaterGuard piping system underneath the floor of the basement to intercept moisture leaking through the foundation. This water is then guided to the sump for removal.
Within the sump, we installed a TripleSafe sump pump. This device holds three individual pumps to ensure the water removal is steady. The primary and secondary pumps handle the majority of the water, where the secondary only activates if the primary cannot move all of the water on its own. The third pump is a battery backup pump for if and when the home loses power during a rain storm. The water is removed through a PVC discharge line, which passes the water through an IceGuard outside the home on its way to the LawnScape discharge point. The IceGuard is a special pipe built with holes that do not normally affect the flow of water. Only when the pipe is blocked does the IceGuard allow the water to escape through the holes in the pipe. This prevents the TripleSafe from overflowing.
Now Kevin no longer needs to worry about moisture build up within his basement! Thanks to his new basement system, water doesn’t stand a chance.
